Local Market Update

Data provided by the Triangle MLS. Updated April 2022. This is a summary for all the homes for sale.

Wake County

What do these numbers mean?

New Listings - How many homes were added to the marketplace in the given month.

Average Sales Price - Sum of prices divided by the number of homes.

Days on Market - The average amount of days from list to contract date. This number includes distressed and overpriced properties and will be much smaller for competitive homes.

Percent of List Price - Sold listing's sales price is divided by its most recent list price. For example if the Percent of List Price is 105% the home sold for 5% over list price.

Inventory of Homes for Sale - How many homes are available for purchase.

Months of Supply - The number of months it would take for the current inventory of homes on the market to sell at the current sales pace. Historically, 6 months of supply is associated with moderate price appreciation and a lower level of supply tends to push prices up more rapidly.
